With the recent winter and spring storms, you may be planning to replace your roof. Here are few tips to make sure you get the job done right.

Is a building permit required?

A permit for a roof replacement is needed as would be needed for any major structural work on your home. Replacing a few shingles on your house is not structural but replacing all the shingles, working on the decking, vents and gutters is considered structural and requires a permit.  A roof replacement permit is $50 and will immediately be issued upon application submission. You can obtain a permit through City’s Online Permitting and Inspections web page.

Who can get a permit?

If you are hiring a roofing contractor, typically they will obtain the permit. Only roofing contractors registered with the City can apply for the permit. For contractor registration assistance, please call the Building Inspections Division at (817)-748-8236 or (817)-748-8237. If the homeowner is doing all the work, the homeowner can also apply for the permit.

How do you apply for a permit?

To apply for a roof permit online, navigate to the City’s EnerGov Customer Self-Service portal. Once you've created an account or logged in to your existing account, select "Apply" to navigate to the Application Assistant. Type "Roof" in the keyword search above the list, for "Residential Reroof" or "Commercial Reroof" (select whichever one applies) and then click the blue "Apply" button on the right-hand side of the desired permit to begin the application process. Once the permit has been submitted, the submittal will be processed and once it’s ready to be issued, the fee will be invoiced and available to be paid from your online account on EnerGov. After the fee is paid, the permit will be issued, and work may begin.

Why do I need a Building Permit?

A building permit ensures that the contractor that you hire is registered with City and that the work you are having done complies with the adopted building codes. Additionally, if you decide to sell your home, you will have proof that all the work done was completed lawfully.

Will the City provide an inspection once the work is completed?

If a roof replacement permit is obtained for the work, the City’s building inspector will conduct an inspection of the roof replacement once the work is completed. The City offers both in-person and virtual inspection options.

How is an inspection scheduled?

The inspection is scheduled by the contractor or homeowner. You can schedule a building inspection through the EnerGov portal.
