The Dallas Business Journal has revealed the 26th annual Best Real Estate Deals and Southlake’s Granite Place at Southlake Town Square was named the Best Suburban Office, edging out Bethany East in Allen and Fourteen555 along the Dallas North Tollway for the award. The awards were presented to stand-out deals made throughout North Texas in 2017.
One year since opening for business as a premier Class A office building, Granite Place is now home to several tenants and has available space for additional occupancy. With a prime location along State Highway 114 frontage road in Southlake Town Square, the six-story office building has become a visible landmark in Southlake and is also making its own mark.
The 158,000 square foot office building – with amenities including a corporate living room, shared conference rooms, landscaped courtyard with WiFi, and adjoining parking garage – was recently nominated as a finalist for “Best Office Project” by D Magazine as part of D CEO’s 2018 Commercial Real Estate Awards, and received recognition in Dallas Business Journal’s Best Real Estate Deals of 2017 in the category of “Suburban Office.”
Granite Place is currently 40 percent leased with 10 tenants listed in the building’s lobby directory that includes Campari America, HeartSciences, Republic Title, Scott & Scott, LLP, and Spaces Granite Place, Southlake’s first co-working, and flexible office space group. The company occupies 23,300 square feet within Granite Place and is already 60 percent leased since opening in March. The industrial-style, two-story space offers a 900 square foot business club, 191 dedicated desks, two meeting rooms, and one boardroom for rent by the hour or day. Bicycles, board games, and a ping-pong table are a few of the fun perks offered to members.
In a press release by Spaces about its Granite Place site, Joshua McLeod, Space’s associate vice president of North Texas commented on the many benefits of the location.
“Spaces Granite Place is situated in the heart of Southlake Town Square, the perfect location for local entrepreneurs and business in search of flexible co-working space, arts and entertainment programming, and networking opportunities. With a pedestrian-friendly environment and an energetic atmosphere, Spaces Granite Place is just steps away from McPherson Park and conveniently located with quick access to the DFW International Airport,” stated McLeod.
According to Aarica Mims, a leasing manager for Granite Properties, there is more than 94,000 square feet of available space within the office building.
“We are currently building out spec suites that are in the 1,500 to 3,500 square foot range to meet demand. The top two floors and the top of the building signage are still available for larger users,” stated Mims, adding that more new tenants are expected to sign in the near future.
Southlake’s commercial expansion has dramatically increased over the past year. After the opening of Granite Place in March 2017, a second Class A office building opened in August 2017, The Offices at Kimball Park. Together, these developments have increased Southlake’s commercial square footage by approximately 275,000 square feet, creating additional opportunities for businesses to take root in Southlake. Also nearing completion is Chapel Crossing at the southwest corner of SH 114 and N. White Chapel. Chapel Crossing is a 55,000 square foot, three-story, Class A medical office building.
The City of Southlake now has two additional Class A office buildings, increasing its commercial square footage by approximately 275,000 square feet within the past six months. The Offices at Kimball Park, completed in August, follows the March opening of Granite Place at Southlake Town Square. Located at the northwest corner of State Highway 114 and Kimball Avenue, the four-story office building is the second piece of Kimball Park, a 15.5 acre mixed-use development that is already home to the recently-opened Cambria hotel and suites.
According to Kimball Park developer Jeff Medici, 65,000 square feet of the 115,000 square foot building is leased. Tenants to-date are Executive Medicine, Independence Title, Liberty Mutual, Medici Development Partners and Keller Williams Realty DFW Southlake, which is occupying approximately 40,000 square feet on two floors.
“I knew that in order to do a Class A office building in Southlake successfully, I needed to have good anchor tenants. This building has all the bells and whistles to get folks excited and bring top tier businesses to Southlake,” Medici stated, noting features include an onsite building manager, parking garage, state-of-the-art lighting and access control systems, and programmable 40-inch display panels outside each office.
One of Medici’s goals for the building was to have a wow factor, which is accomplished with a floating staircase in the two-story lobby, accented by a black walnut art feature, Italian tile and transitional furnishings. Outside the front entrance, a water fountain will soon be installed by Southlake-based Claffey Pools.
Tenants are in the process of finishing out and moving into their spaces on the first, second and third floors. The fourth floor, which is currently not leased, offers a balcony with linear fireplace and flatscreen television.
Medici confirms that he has sold a parcel to a developer in Keller who is building a restaurant and spa across from the office building; a groundbreaking ceremony is expected to take place in September. This is the next step in the development of Kimball Park, which was once the site of a large MESCO metal fabrication facility since the 1950s.
During the groundbreaking ceremony for The Offices at Kimball Park in July 2016, Southlake Mayor Laura Hill expressed her appreciation for all involved in the redevelopment of what is considered the eastern gateway to Southlake.
